Design/Bid/Build

The majority of the projects completed by Nix-Fowler Constructors, Inc. are obtained through a competive bid process, also known as Design/Bid/Build.  Projects of this type are awarded to lowest responsive and most responsible bidder.  We continue to remain competitive in with this type of project.  Click below to view projects which were obtained through the Design/Bid/Build method.


 

Design/Build

While most of our work is contracted through competitive bidding (Design/Bid/Build), NFC has started acquiring work through either a negotiated or design/build basis with our clients.  Design/Build is fast becoming the preferred approach to project planning and construction due to the following reasons:

  • Savings in time during the planning phase.  The project can be "fast tracked" to get started early.  Clearing and grading operations can begin before the building drawings are 100% complete.
  • Owner can get the most building for their investment dollar.  Price considerations can be a top priority between the Owner, Architect, General Contractor and Subcontractors during the design phase.  This is in contrast to the traditional method of "bidding" a project when the drawings are completed and "hoping" that it comes in at or under budget.  The design/build approach makes even more since in today’s market where the cost of steel, concrete, drywall, asphalt, and all oil related products is extremely volatile and unstable.
  • The design/build approach provides an Owner with single source responsibilities.  All building code requirements, life safety requirements and coordination issues between various trades are the responsibilities of the General Contractor.  There is no finger pointing and placement of blame should a problem arise; only a "team" that is obligated and motivated to solving the problems and delivering the building to the Owner.
